Flooring pricing varies more than most home projects because the material choice alone can swing the total by three or four times. Two homeowners installing the same square footage can end up with very different numbers, and it usually comes down to a handful of factors.
Material is the largest lever. Vinyl and laminate sit at the affordable end, engineered hardwood in the middle, and solid hardwood, natural stone and premium tile at the top. Within each category there’s a wide range depending on plank thickness, wear layer and finish.
Square footage and room complexity come next. A single open room installs faster than the same square footage split across small rooms with transitions, doorways and closets. Cuts around cabinets, stair nosings and custom borders add labor time.
Subfloor condition often catches homeowners by surprise. If the existing subfloor needs leveling, repair or moisture remediation, that work happens before installation and adds to the estimate. Good pros will inspect and call it out up front.
